Guy Ayalon has led three listed Spanish REITs and managed €350M of assets across retail, logistics, residential, and hospitality. Nir Ayalon spent the last decade building and leading global partnerships at Apple. You're not betting on a thesis — you're plugging into a working platform, run by people who've operated on both sides of the table.
The properties that we purchase rarely reach the open market. Our network surfaces them — through Spanish banks pre-listing, through a nationwide agent network, and through direct seller relationships built over a decade.
We deploy our own capital alongside a curated network of European and Middle Eastern family offices, HNW investors, and institutionals. Conviction-led, not committee-led.
We work with a deliberately small number of partners — closer to a co-pilot than a financier. We sit on the same side of the table on every deal, and our economics depend on yours.

A decade in Spanish real estate. Guy founded the Ayalon platform and has led three listed Spanish REITs with combined assets of over €350M, spanning retail, logistics, residential, and hospitality. Before real estate, Guy practiced law at one of Israel's leading banks. He holds an Executive MBA from Esade, an International Masters from Aalto University, and a law degree specializing in real estate.

Twenty years leading international media and technology businesses. Most recently, Head of International Media & Entertainment Strategy and Partnerships at Apple, where Nir architected the global expansion (ex-US) of Apple TV+, Music, Sports, and Arcade — managing relationships with Sky, Bertelsmann, SoftBank, and Amazon, among others. Previously Apple's Managing Director for Israel and Head of Commercial Strategy at Virgin Media in the UK. An active technology investor, Nir advises founders on scaling through partnership. MBA, Kellogg School of Management.
